West Morris House Flip

West Morris House Flip

This is our very first house flip in Indianapolis and still one of our favorites. It's a cozy two story built in the 1930s and sits on a beautiful acre of land. We focused on updating this charming home, but also aimed to keep that historical feel alive. Below are some of the before and after pictures. Also, you can click here to view all the after shots. Please feel free to leave any comments or questions.

Evaluating Improvements

Evaluating Improvements
Ask yourself the following questions before making a decision:
  1. Is it a necessity?
  2. Is it cost effective?
  3. Will it help sell the property?
  4. Does it boost the value?
Today's Top Rehab Projects:
Upgrading the Kitchen
Do you ever notice that the kitchen is like the heart of the home to many people? Everyone always seems to gravitate to it! An updated, attractive kitchen can appeal to a potential buyer in more ways than one.

Renovating the Bathroom

An old, outdated bathroom attracts no one! Changes, like new vanities and mirrors can add an entirely new atmosphere to the room. Crown molding, lighting, and custom tile work can also be a great enhancement.

Adding Space And Lighting

The proper flow of natural light, along with an open floor plan will create an inviting atmosphere for guest. This may involve knocking walls down or adding windows, but the pay-back is well worth it.

Curb Appeal/Landscaping

Remember that appearance of the exterior can set the tone for the entire house. If the house doesn't look so appealing from the outside, chances are that potential buyers won't make it to see the inside.

Percentage Recovered Upon Resale:

Kitchen upgrade: 75% to 100%
Bathroom upgrade: 75% to 100%
Interior painting: 60% to 100%
Roof replacement: 60% to 80%
Replacement of furnace or heating system: 50% to 80%
Doors and windows: 50% to 80%
Installation of hardwood floor: 50% to 75%
Construction of a garage: 50% to 75%
Central air conditioning: 50% to 75%
Finished basement: 50% to 75%
Wood fence: 25% to 50%

Be Smart:
Spending more money does not always guarantee a greater amount of value will be added to the home. By evaluating the improvements and assessing the potential return, you are more likely to make the most bang for the buck!
