A home listed slightly below market value will often receive multiple offers. If you price too high, it can leave your house on the market for too long. This may cause potential buyers to become suspicious of why it hasn't sold quickly.

Great lighting is a key element when attracting potential buyers. Make sure to open all the curtains and shades to help brighten the tone of each room. If there is a lack of natural light, an easy solution is adding fixtures and lamps with high wattage bulbs. You can also create a more inviting atmosphere by incorporating neutral colored furniture, such as beige or warm-tan.  Keeping the vibe bright and fresh throughout the home is a sure way to impress.


3. Smells Can Sell
Create a warm and welcoming environment with special aromas. Bake something yummy before your open house. Cookies or a fresh apple pie will do the trick! Vanilla oils have also been known to have a relaxing and comforting affect on people. A few dabs here and there will work wonders. Just try to avoid artificial air fresheners that may be too overbearing to home shoppers.

4. Keep It Clean & Simple

Remove the trash, dust, cobwebs, and make it clutter-free. Seems quite apparent to do this, but many people still attempt to show their home when it's in an unpleasing condition. Less is more.

When looking at a house to flip, I try to always consider all the opportunities of transforming a space into something fresh and exciting. The picture below shows what my wife and I saw in the original master bedroom closet. It was a very cramped area, but had a small door that appeared to have lots of hidden attic space behind it. So, I did what any house-flipping man would do and grabbed the flashlight eager to explore. What I found turned out to be great potential to create a new walk-in closet and master bath.

The first step was for the walls to come down!


Once that was complete, we framed in the outside wall with a couple cubby closets for extra storage space. Drywall, paint, trim, tile, and fixtures soon followed. What once was only an envision in my mind, became a bathroom oasis.
